SOLD: Holy Well Wood £49,000 Freehold

  • Landkey, Near Barnstaple, Devon
  • about 2 ⅓ acres
  • Devon

Description

Holy Well Wood is part of an area of woodland known as Hangmans Hill due to its prominent position.

Planted around 20 years ago, the southerly aspect has enabled the trees to become well established as a woodland. There are a variety of tree species suited as a long term firewood supply. Areas of hazel provide a sustainable resource of materials for green woodworking projects or bean poles for the garden.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Trees

Upon the lower slopes of Holy Well Wood grow an assortment of native broadleaved trees with well spaced oak, ash, hazel and spindle amoungst them. Spindle trees (Euonymus europaeus) are a wonderful native tree that burst into colour in autumn with a display of bright pink fruits with orange seeds. Spindle trees can live for over 100 years.

Within the upper areas of the woodland there is an area of larch which provide a source of timber for small scale forestry projects. Larch trees are also a popular food source with birds such the siskin who feast on the seeds.

Wildlife

As well as finches that include the siskin, the diverse habitat range of trees within Holy Well Wood allows blackbirds to nest, owls to roost in the mature oaks and woodpeckers to 'drum' for food on the boughs of the older trees.

The peaceful location enables foxes and badgers to forage undisturbed for food and the occasional deer to pass through.

Enjoying the sunny aspect of the lower part of the woodland are butterflies such at the brimstone.

Features

Running west to east within the central part of the woodland are the remnants of an old earth bank which is hundreds of years old. Upon this bank are a line of mature oak trees, a wonderful feature both for the owner and for local wildlife.

Access, tracks and footpaths

Access to the woodland is via a quiet country lane that leads to the entrance gate.

Once inside there is a stoned forestry track suited for 4x4 use that leads all the way to a shared parking area near the entrance to Holy Well Wood. For everyday vehicles there is a good sized area to park just inside the main access gate to the site.

There are no public footpaths through the wood.

Rights and covenants

The sporting rights are in hand and included in the sale.

Activities

Holy Well Wood is a very manageable and diverse woodland that is perfectly suited for first time woodland ownership and enjoyment with family and friends. Weekend camping trips, den building or more immersive well-being activities such as forest bathing.

Local area and history

The woodland is just west of the village of Swimbridge. This former manor of Devon is located 4 miles south-east of Barnstaple.

A short drive away is the historic Castle Hill Estate, owned by the Fortescue family since 1684. Here you can explore the gardens within the grade 1 listed parkland and enjoy tea and cake in the tea rooms.

This part of Devon is a fascinating place to explore the best of the north Devon coast with beautiful surfing beaches at Croyde and Woolacombe within easy reach.

Particulars and plans were prepared by our local manager, Stuart Brooking.
