Description

It is rare for a woodland with its own loch shoreline and private beach, in what is a really special location situated south of Loch Ness, to come up for sale, especially as it has spectacular views in every direction.

The woodland is predominantly 50 year old Scots pine, with a small area of Sitka spruce and a larger area of native birch, rowan and willows. From the winter storms there is some wind blow of the pine.

Naturally the wind blow will involve some work, resulting in a healthy supply of firewood if required, but the vast majority of the trees are fine. Once the wind blow is cleared, it will create valuable clearings for camping opportunities, with potential for building a recreational hut, subject to the necessary permissions. Furthermore, there creation of clearings will allow sunlight to the woodland floor, encouraging ground flora and further diversity.

The timber that is down would provide plenty of firewood and the potential for milling into useful material. This woodland really has the "wow" factor! The trees go all the way to the rocky shore while on the on the southern side there is the private beach are;, a small section of which is included with the sale, the rest of the beach belongs to the neighbouring woodland .

An historic fence delineates this boundary with a modest path back to the road. At the road side there are a few large sitka that have come down and have been half cleared: once they have been fully processed it would open up a convenient entrance to the wood.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Trees

This compact woodland has distinct sections of predominantly Scots pine with some large sitka and areas of birch, rowan and willow. This diverse mix will provide a sustainable supply of domestic firewood.

Wildlife

The wildlife in these parts is abundant as befits an area with such a low population, keen observation will open up its delights, coupled perhaps with the siting of trail cameras. When in season, the woods are known for their good supplies of chanterelle, amongst other mushrooms. There has been woodland known to be here for hundreds of years which can be observed in the incredible biodiversity of the woods.

Features

As well as an extensive and beautiful, rocky shoreline, this woodland also benefits from its own private sandy beach, which on a blue sky sunny day can feel and look positively Caribbean.

Access, tracks and footpaths

There are a couple of paths through the woods, though there has been some impact with recent storm damage. In general the woodland is straightforward to traverse.

There are fishing rights to the loch that are sold with the woodland.

Activities

The most obvious activities would be waterbased with its proximity to Loch Mhor, with the obvious potential for camping and kayaking adventures, as well as fishing and wild swimming for the hardy!

Local area and history

Errogie is a small rural settlement in rural Invernesshire, south of Loch Ness and about 40 minutes from Inverness. The nearest shops are in the nearby villages of Dores and Foyers. The area is popular for fishing, walking and cycling with beautiful backdrops in each direction attracting those looking for the quieter side of life.
