SOLD: Glade Meadow £99,000 Freehold

Description

Situated in North East Somerset, lying between the Cotswolds and the Mendips, Glade Meadow is a private parcel of undulating pastureland ideally suited to tree planting or rewilding, for either amenity or carbon offsetting purposes. The meadow occupies a peaceful corner of countryside, with charming views across a small valley, known as Clandown Bottom, through which runs a brook which forms the eastern boundary of the land.

The entrance to the meadow is in the south west corner where lies a small area of hardstanding suitable for parking a vehicle. From here, the land stretches out to the north and drops away gently in an easterly direction, down to the brook at the bottom of the valley. Access to a watercourse like this is a valuable resource. The meadow itself is in excellent condition, with lush green pastures interspersed with wildflowers. A smaller stream tracks down the northern boundary, eventually feeding into the brook at the bottom.

The boundaries are formed by mature hedgerows and broadleaved trees which provide both privacy and shelter, as well as vital habitats for wildlife including mammals, insects and birds. An active badger set in adjoining land, along with the deer which are spotted regularly makes this area a real haven for wildlife. The hedgerow trees will act as a localised seed source for the land which will drive natural regeneration, serving to augment any active tree planting undertaken.

Located within a 40 minute drive from Bristol and a 20 minute drive from Bath, Glade meadow provides an ideal escape from everyday life, presenting prospective buyers with a canvas on which they could shape the land to suit their needs, and develop a conservation project which could be left to the benefit of generations to come.

In terms of finding the meadow, the main gate and “Woodlands” sign can be found on the right hand side, just north of the junction of Broadway Lane and Water Lane, a short distance west of the village of Clandown. Please park here on the splay and carefully climb the gate before heading straight down the access track for around 300m. The entrance to Glade Meadow is immediately in front of you at the end of the track.

The purchasers of the meadow will be asked to enter into a covenant

Local area and history

Clandown was formerly a mining village, on the Somerset Coalfield, situated almost equidistant between the southern tip of The Cotswolds AONB & the Mendip Hills AONB. The original colliery was opened in 1811 with the last pits in the area having closed in the late 1960s. The nearby Bowlditch Quarry is a Site of Special Scientific Interest, listed for its geological importance. Despite being only 0.25 hectares in size, the quarry is described as a "classic site showing a remarkable attenuated and broken succession stretching from the top of the Rhaetian to the lowest Pliensbachian. This Lias section is a textbook example of the application of biostratigraphic principles."
