The meadow is accessed via a stoned track from an unnamed public highway, which terminates in a generous area of hardstanding at the entrance where vehicles can be parked. 180 degree panoramic views of a patchwork of pastureland and woodland can be enjoyed from this vantage point. The open land slopes gradually away from the hedgerow at the top of the field away from the entrance. A line of post and rail fencing demarcates the western boundary, which could be enhanced with the planting of a new hedgerow. The western boundary is formed by a fence which divides the meadow from neighbouring woodland to the east.

As one reaches the bottom of the open land there is a private internal track on the right hand side which runs alongside the belt of woodland at the northern edge of the parcel. The woodland shaw provides both habitats for a plethora of wildlife as well as a valuable seed source for the open land, aiding the process of natural regeneration. The woodland links up with other larger sections of woodland, thereby providing important corridors through which woodland mammals, such as badgers and deer, can traverse. The woodland itself is a mix of deciduous species, both standard and coppice.

The meadow has had an agricultural history having being cut for hay in recent years and is well suited to the establishment of new woodland, as shown by the flourishing mature woodlands in the immediate vicinity. It would be appropriate for those interested in tree planting for both amenity and carbon offsetting purposes. The land may also benefit from the creation of pond, which would further diversify the landscape and provide habitats for aquatic animals, insects and other pondlife.

Myland Meadow offers the opportunity to secure a private corner of this special part of Devon; a place to retreat to and escape the travails of normal life. The land has excellent amenity appeal and ample opportunity for new woodland creation.

In terms of finding the meadow, at the top of Bendibus Hill there is a crossroads (Bendibus Cross) on the corner of which is a “Planting Land” sign, at which point you turn left (due west) for roughly 400m. The entrance to the meadow will be on your right hand side via a metal gate. Park here and carefully climb the gate, following the tracks as marked on the ‘wood maps’. The track will follow the hedgerow before turning 90 degrees to the left, follow to the end where it will pass through a hedgerow into a second field. Myland Meadow is at the end of the track in this second field. The boundary features are marked with turquoise paint.

The purchasers of the meadow will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
