SOLD: Yale Meadow £99,000 Freehold

Description

Yale Meadow lies within easy reach of both Bristol and Bath, falling in between the Mendips and the Cotswolds. A scenic and quiet parcel of land, it is ideally suited to tree planting and rewilding and would be of interest to those with amenity and environmental interests.

The meadow is south facing and has a gentle gradient from its northern boundary down to the access track at its southern edge. The elevated position at the northern section offers wonderful views in all directions of rolling countryside, particularly to the west across Clandown Bottom and to the South. The entrance to the meadow is at the south where there is a small area of hardstanding suitable for parking a vehicle. From here, the land stretches upwards in a northerly direction. The land has had prior agricultural use, having been grazed and cut for silage and hay in recent years. The grass is in excellent condition and presents as lush pasture.

The meadow is demarcated by a stock proof fencing and a lines of stakes to the north and west respectively. The eastern boundary is formed by a thick, well-established hedgerow whilst the access track forms the southern boundary. There is a public footpath which runs from north to south along the eastern section of the meadow. The hedgerow to the west provides a valuable habitat for various wildlife including birds, mammals and insects. Deer also frequent the area whilst an active badger set in an adjoining field makes the area a real haven for wildlife. Many of the hedgerows nearby include veteran Oak trees which will serve as a useful seed source for those who might favour allowing natural regeneration to play a part in rewilding the land. This could be done in unison with active tree planting, which might be pursued for either carbon offsetting or amenity purposes. Trees will flourish in this location and the land is awash with potential for a fabulous new woodland.

Yale Meadow presents a wonderful opportunity for those who are looking to own a manageable parcel of land on which they can pursue a conservation project, leaving a real legacy to the benefit future generations.

In terms of finding the meadow, the main gate and “Woodlands” sign can be found on the right hand side, just north of the junction of Broadway Land and Water Lane, a short distance west of the village of Clandown. Please park here on the splay and carefully climb the gate before heading straight down the access track for around 250m. The entrance to Yale Meadow will be on your left hand side, before the end of the access track.

The purchasers of the meadow will be asked to enter into a covenant

Local area and history

Clandown was formerly a mining village, on the Somerset Coalfield, situated almost equidistant between the southern tip of The Cotswolds AONB & the Mendip Hills AONB. The original colliery was opened in 1811 with the last pits in the area having closed in the late 1960s. The nearby Bowlditch Quarry is a Site of Special Scientific Interest, listed for its geological importance. Despite being only 0.25 hectares in size, the quarry is described as a "classic site showing a remarkable attenuated and broken succession stretching from the top of the Rhaetian to the lowest Pliensbachian. This Lias section is a textbook example of the application of biostratigraphic principles."
