SOLD: Coed Ewig £55,000 Freehold

Description

There are areas of broadeaf and fir trees in Coed Ewig, but most of the wood has recently been cleared felled, revealing massive views over the rolling countryside. Ewig is Welsh for female deer (hind), and whilst working on site we encountered some grazing outside our tents in the early morning light.

Coed Ewig is an exciting project. Some patches of broad leaf and coniferous trees give the site privacy and hidden flat clearings for potential campsites. The lower part of the woodland is densely planted with tall fir. On the upper part of the woodland, the larch that was there has recently been sensitively clear felled, and it is now ready for replanting with the woodland of the future. There is potential for broadleaf or coniferous; there is scope to replant immediately or at a later date.

The views from the bench and table at the top are some of the best in the area: the fields and woodlands stretch as far as the eye can see.

There are numerous tracks within this woodland, a zigzag that traverses the upper slopes. At the bottom of this is a large space suitable for a campsite or future car parking. There is also a track that leads from the shared turning circle up the top west boundary to the upper part of the woodland. To the east the woodland borders with neighbouring meadowlands.

In the lower part of the woodland there are numerous badger setts, and wildlife abounds. There is also access to a 'borrow pit', an area where historically stone has been taken to maintain tracks within all the woodlands in the area.

Replanting after clearfell needs consideration, and there is plenty of great advice available.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Trees

The top section of woodland has a few scattered broadleaf trees, sycamore, hazel and birch. These will thrive now in more light. The bottom part of the woodland has tall fir that provide protection from the prevailing winds, and cover for wildlife. These well established trees have been planted with a single furrow, and managed, so are developing into attractive trees that will potentially have good value at harvest.

Some of the area where the fir trees are located is designated as a Plantation on Ancient Woodland Site (PAWS)

Wildlife

During our work in the woodland we have been lucky enough to see Red Deer grazing outside our tents in the early morning. There are also a few badger dens, some old and some active.

Spring and summer sees numerous butterflies and insects.

The birdlife is diverse, there are peregrine falcon, large buzzards and kites circling overhead. This woodland has been clearfelled, but please notice the raptor perches that have been thoughtfully left to help maintain the natural balance of the environment.

Features

Coed Ewig is a steep woodland, the upper area has been mostly clear felled of larch, leaving small patches of broadleaf trees. The lower area still has dense woodland, all of the woodland is easily accessed by a network of tracks.

Access, tracks and footpaths

Coed Ewig is accessed up a retained trackway. This branches to the right, where a cleared area provides a future parking or camping spot. This track then progresses up a zigzag to the top area of the woodland.

Following the left hand track (a right of way for the woodland) , the route leads to a shared turning circle. On the right hand side of this circle is a ridestop which is the top of the zigzag path, and at the top of the circle is a track leading to the upper area of the woodland where the views open up to an amazing panorama over the Banwy Valley.

Activities

Llanerfyl is a village and community in Montgomeryshire, Powys, Wales. Located near the River Banwy, the community includes the village of Llanerfyl, several farms and wide tracts of marchland. The village contains St Erfyl's church, rebuilt in 1870. It contains the remnants of a 15th-century shrine. The circular churchyard has in it a gravestone from either the 5th or 6th century possibly commemorating Santess (female saint) Gwerfyl.

In the village please pay a visit to the wonderful cafe and village shop - Y Cwpan Pinc.

Nearby is the Cann Office Hotel - Bedrooms, restaurant and take away.

Opposite the woodlands is the well maintained Bluebell Park for caravans, camping and fishing.

The area is full of things to do and places to visit, such as Powys Castle and Rhiw Steam Railway.

Local area and history

This area is right on the edge of the Cambrian mountains and isn't too far from Llyn Vyrnwy and the 6,000 acre Dyfnant Forest, described by Lonely Planet as being "where a well-signposted maze of forestry tracks culminates in one enormous hill before descending rather spectacularly toward Lake Vyrnwy".

Behind the woodland lies the hill Moel Bentyrch, on which the remains of the Pen y Bwlch ancient settlement can be found. Literally translated this is 'top of the pass',

(From the North)

Head to Chester, Wrexham, Oswestry, then Welshpool.

(From the east)

Once in Welshpool follow the A458 to Llanfair Caereinion. From Llanfair Caereinion travel west for 4.5 miles along the A458.

Immediately opposite the turning for the Bluebell Camping and fishing Park, turn right along a small track which will lead you through a gate and to a parking space.

This is the parking space from which to walk and view the properties. Please be aware that access to the fields is needed for the farmer, and please do not block parking for the residents of Troed Yr Erwig house.

Please note: there are, temporarily, sheep in the woods: dogs must be on a lead at all times and close all gates.
