SOLD: Coed Ynyslas £55,000 Leasehold

  • Llanfihangel-y-traethau, Harlech, Gwynedd
  • 6⅔ acres
  • North Wales

Description

Coed Ynyslas is an unusual find. Based on the old estate of Glyn Cywarch, the woodland is accessed up a steep track which levels out onto a magnificent view. From this large plateau Harlech Castle can be seen to the south and the Dwyryd Estuary to the north.

The woodland is accessed from a track leading off the main road. This then forks steeply left up to the entrance of the woodland. Travelling up the track, the area to the left is a mix of silver birch and oak new growth which would benefit from thinning, perhaps this would be good for firewood. Once at the top the track levels off and the views of the countryside stretch out before you.

The area to the south of the track is a large flat plateau, which with some gentle management would be superb for camping. Currently there is tall bracken, but in springtime this is a large open space.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Trees

Coed Ynyslas is a mix of old and new growth woodlands.

The area fringing the plateau to the west and south has magnificent Oaks, Pines and Ash.

To the east of the plateau the steep ground has been left to regenerate naturally with Oak, Silver Birch and evergreens. This area has quite a bit of rhododendron which needs removing. We have conferred with Parc Eryri, Snowdonia National Park and they have implemented a grant and are in the process of removing it free of charge over the next few years, which is of great benefit to the land.

On the plateau itself there are beautiful individual Silver Birch, holly, and willow young trees to name a few.

Wildlife

While working on Coed Ynyslas, we have seen evidence of badgers and rabbits. Overhead the birdlife is diverse, buzzards, kites and other birds of prey regularly circle overhead. Smaller birds have provided a lovely background chorus, whilst the squirrels have performed acrobatics!

Features

Coed Ynyslas is a plateau fringed by woodland. The plateau is mostly clear of large trees, but the surrounding land is craggy. Large ancient trees nestle in amongst and against the rocks.

The access is steep, but once at the top the views on a summer day are unique. Where else can you see an 12th century castle on the horizon one way, and the tallest mountain in England and Wales the other way?

Access, tracks and footpaths

There are no public footpaths in Coed Ynyslas.

Due to it being a leasehold, there is reference of the freehold owners being able 'to take air and exercise'.

Rights and covenants

The land is leasehold, with 929 years left to run, and a fixed, very low, ground rent that can never be increased. The freehold is owned by Lord Harlech, as part of a larger estate. Nearby, and visible from the woodland is Portmeirion, an incredible village designed by Clough Williams-Ellis in 1925. Wandering around it's cobbled streets on a summers day you feel like you are in Italy.

Lon Las, Route 8, the famous north south through Wales cycle track, passes next to the woodland.

There really couldn't be a better location for exploring Eryri, Snowdonia.
