Description: Lauderburn Wood is a beautiful conservation habitat combining mixed woodland, open heathered ground and fen areas gently sloping down to a pretty burn flowing the entire length of the south and west boundaries. The trees mainly comprise mixed conifers including spruce, larch and pine as well as groups of broadleaves, all planted from 1990 onwards. The meandering burn is a particularly dominant water feature attracting water wildlife and providing scope to feed a potential pond or small lake in the fen area to the southeast. Good drainage channels lie either side of the burn. Plenty of sheltered and secluded areas exist for camping and further tree plantings to the west of the main group of conifers.
Access for Lauderburn Wood is through the double gates as on the plan at P and then along inside of the stone dyke wall. The gate giving access directly into Lauderburn Wood is for occasional works access only.
Mineral Rights: These are owned and included with the land except where reserved by statute.
Sporting rights: These are owned and included with the land.
Surrounding Area: Lauderburn Wood and glen lie in attractive rural surroundings between the Leader and Gala river valleys, both tributaries to the River Tweed. The scenic Lammermuir Hills and Tweed Valley lie further to the east and west respectively. The Royal and Ancient Burgh of Lauder is a thriving town with historical siginifcance lying on one of the main north-south routes used since Roman times. Thirlestane Castle, dating back to the 16th century, is a visitor attraction on the outskirts of Lauder. The coast-to-coast "Southern Upland Way" walking route passes close by to Lauderburn Wood. Edinburgh, Galashiels, Melrose, Selkirk and Coldstream are all within 30 mins drive.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
