Whinnybrae Wood - SOLD - Over 15½ acres, £45,000

Whinnybrae Wood - SOLD

Whinnybrae Wood is an attractive mainly coniferous woodland with excellent amenity suiting conservation, recreation and small-scale forestry activities alike.  The woodland has largely been planted with spruce in 1991 and some mixed broadleaves including oak, cherry, alder and birch along the pretty burn and forest fringes and are well established.  The land slopes gently down southwest to the burn receiving good quantities of both sunshine and rain.  Drainage is good and have been further improved during the construction of the hard stone access tracks. Two level open areas are ideally sited for private parking, observing nature and occasional camping and are served by the new internal stone track. A path has also been created through the middle of the woodland and along the section of the Lauder Burn flowing inside the western boundary.

Native Scots pine, birch and even juniper trees are already evident within Whinnybrae Wood or closeby.  Interesting scope and habitats exist for a variety of good wildlife and wetland conservation practices. During late spring the lower 'whinny braes' - gorse covered cliffs - flower a vivid yellow attracting bumblebees, butterflies and diverse birdlife to this tranquil environment already abundant in heather and other flora and fauna encouraged by the fertile rocky soils and clear watercourse.

Access: is taken off the minor public road as shown on the detailed map via shared hard grass and new stone tracks into the woods.

Mineral Rights:  These are owned and included with the land except where reserved by statute.

Sporting rights: These are owned and included with the land.

Surrounding Area:  Whinnybrae Wood lies amongst attractive wooded glens and rural surroundings between the Leader and Gala river valleys, both tributaries to the River Tweed. The scenic Lammermuir Hills and Tweed Valley lie further to the east and west respectively. The Royal and Ancient Burgh of Lauder is a thriving town with historical siginifcance lying on one of the main north-south routes used since Roman times. Thirlestane Castle, dating back to the 16th century, is a visitor attraction on the outskirts of Lauder. The coast-to-coast "Southern Upland Way"  walking route crosses the Lauder Burn valley about 1 mile up the road towards Lauder.  Edinburgh, Galashiels, Melrose, Selkirk and Coldstream are all within 30-45 mins drive.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
